Are you a legitimate company?
Yes. Unlike traditional real estate agencies, we are not brokers, we are direct buyers and sellers. We operated in the land market for years. If you’d like, we can email company credentials and references.
How did you choose these properties?
All listings are curated by our acquisitions team based on legal title, access, zoning, and investment potential. We verify ownership documents and screen for basic environmental and access issues before listing.
How do you determine your offer price?
Offers are set from comparable sales, property condition, market demand, and any known encumbrances. We aim for fair market-based pricing and will explain the valuation on request.
Do buyers need to do due diligence?
Yes — we recommend title searches, boundary checks, and any county-specific zoning or permitting reviews. We can share seller-provided documents and recommend local professionals.
Can I finance a purchase through you?
Yes. We accept cash, third-party financing, and work with several flexible land lenders. If you need help, we can connect you to financing partners and walk you through options.
What types of land do you list?
We list raw and underdeveloped land — from buildable parcels to raw acreage. Each listing clearly states permitted uses and key limitations.
How do I make an offer?
Click “Make Offer” on any listing or book a call. We’ll submit your offer to the seller, explain next steps, and coordinate earnest money and closing when accepted.
How do you buy properties?
We purchase directly and also list properties for sale. For direct purchases we provide a written offer after reviewing title and property details, then coordinate closing with a title/escrow company.
Do you charge fee for Sellers?
If you choose a direct cash sale to us, there are no listing commissions. If you list your property through LandMarkt as a brokerage, standard listing commissions apply and will be disclosed up front.
How fast can you close?
We can close as quickly as two weeks for cash purchases (subject to title and escrow timelines). For financed transactions the timeline depends on the lender.
What documents do you need to sell?
Typical items: current deed, recent tax bill, property sketch or plat (if available), and any title exceptions. We can help identify missing documents and recommend local help.
Do sellers need to pay closing costs?
That depends on the agreement. For direct purchases we often cover standard closing fees; for listed sales, closing cost responsibilities follow the negotiated contract. We’ll confirm details in writing.
Will you market my property?
Yes — if you list with LandMarkt we use targeted marketing, professional listing pages, and our buyer network to maximize exposure. We can provide a marketing plan before you commit.
Do you buy properties with issues?
We evaluate each case individually. Some encumbrances can be resolved and still permit a purchase; others materially affect value. Share the details and we’ll provide options.
Where do you operate?
We operate in the regions listed on our Properties page. If your parcel is outside our current coverage, contact us — we periodically expand and can refer vetted partners.
